SURFSIDE MARINA
NEW MARINE WORKSHOP BUILDING
Surfside Marina, located at 1306 Ocean Avenue comprises two tax lots – lot 16 which is land based & lot 16.1 which extends into the Shrewsbury River. The Marina provides berthing facilities for approximately 33 boats. The number of berths on land and on water depends on the season.
During summer (IN SEASON) boats are generally docked at slips in the water, while in winter (OFF SEASON) boats are stored on land. The site provides space for 26 vehicle parking spaces in season & 14 spaces off season.
The Marina provides general servicing for the boats (fuel and water) and has an existing workshop for boat repairs. An existing boat slip and mobile forklift removes boats from the water & transports them to their on-land berth or the repair workshop.
The elevation of the site (approx. 4.75’ above NAVD 88) resulted in extensive damage to the existing building during Storm Sandy. This project replaces the existing building. The proposal does not envisage any changes to the existing procedures – the intent is to replace the existing workshop and associated spaces with a new facility which meets all the Boroughs zoning and flood level requirements. The footprint of the new building measures 30’ x 60’ with the 60’ length divided into 5 equal bays.
The Borough’s flood level requirements are such that only the workshop and associated storage are permitted to be located at grade (+5.00’). The 3 bay repair workshop occurs at the west end of the building facing the river, while the balance of the space is given over to storage, mechanical and staircases – one for access to the office, the other for separate access to the loft. The office at 13.00’ (2’ above DFE of 11.00’) and the loft, at 22.50’, occupy the space directly over the two eastern bays.
At a further level (31.30), is an exterior deck, accessed from the Loft, that extends over the workshop and enjoys views out over the river.
To limit damage to the building during a flood event the exterior walls below the office level are constructed of masonry designed to withstand the dynamic forces of such an event. Above the masonry, the external walls are translucent, giving good lighting conditions to the workshop, office, loft and their associated service spaces.
The building is topped with a metal roof with large overhangs to give protection from the sun to the translucent wall system. The translucent panels are back lit so that the building glows at night.
